Real estate services are provided by Walter Marin, a licensed Texas REALTOR® affiliated with Compass (Texas Real Estate Commission License #716368). We are not a brokerage; we provide real estate search tools and connect visitors with Walter Marin for representation in property transactions.

This Privacy Policy explains what information we collect when you use homelocating.com (the "Site"), how we use it, and the choices you have.

2. Information We Collect

Information you provide directly:

Name, email address, and phone number when you create an account, save a favorite listing, request a home tour, ask a question, or subscribe to property updates.
Messages or notes you submit through contact forms.
If you sign in with Google, we receive your name and email address from Google as part of that sign-in process.

Information collected automatically:

Browsing activity on the Site — pages viewed, listings viewed, time spent, and search criteria — associated with your account (if signed in) or an anonymous identifier (if not).
Device and usage data such as browser type, IP address, and general location (city/region level), collected through standard web analytics.
Cookies and similar technologies used for site functionality, analytics (Google Analytics), and advertising measurement (Google Ads conversion tracking).

Information from third parties:

Property listing data is sourced from the Austin Board of REALTORS® (ACTRIS) MLS via a licensed IDX data feed. This data belongs to the MLS and participating brokers, not to HomeLocating.
If you sign in with a third-party account (e.g., Google), we receive basic profile information as authorized by you through that provider.

3. How We Use Your Information

We use the information we collect to:

Create and maintain your account, including saved favorites and search history.
Respond to tour requests, questions, and other inquiries, and connect you with Walter Marin for representation.
Send you property updates and market information you've opted in to receive.
Improve the Site's functionality, search results, and user experience.
Measure and improve the effectiveness of our advertising (e.g., Google Ads campaigns) using aggregated, non-identifying conversion data where possible.
Comply with legal obligations and enforce our Terms of Service.

We do not sell your personal information to third parties.

4. How We Share Your Information

We share information only as needed to operate the Site and serve you:

With service providers who help us operate the Site, such as our hosting provider (Vercel), database provider (Supabase), email delivery provider (Resend), and mapping provider (Google Maps). These providers are permitted to use your information only to provide services to us.
With Google, for sign-in (if you choose Google sign-in), analytics (Google Analytics/GA4), and advertising measurement (Google Ads), subject to Google’s own privacy policies.
As required by law, or to protect the rights, property, or safety of HomeLocating, our users, or others.

We do not share your information with home builders, sellers, or other agents unless you specifically request an introduction or ask a question that requires doing so.

5. Cookies and Tracking Technologies

We use cookies and similar technologies for:

Essential functionality — keeping you signed in, remembering your favorites and search preferences.
Analytics — understanding how visitors use the Site (Google Analytics).
Advertising measurement — measuring the effectiveness of our Google Ads campaigns (e.g., tracking when a tour request follows an ad click).

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent will not be shared with any third parties.

Access and correction: You can review and update your account information by signing in to your account, or by contacting us.
Email communications: Every marketing email includes an unsubscribe link. You can opt out of promotional emails at any time while still receiving transactional messages (like a reply to a tour request).
Account deletion: You may request deletion of your account and associated personal information by contacting us at homelocating.com/contact or (512) 877-8688. We will retain limited records where required for legal or legitimate business purposes (e.g., transaction records).
California residents: If you are a California resident, you may have additional rights under the California Consumer Privacy Act (CCPA), including the right to know what personal information we collect and to request deletion. Property listing information displayed on this Site is provided through a licensed IDX feed from the Austin Board of REALTORS® (ACTRIS) MLS and is deemed reliable but not guaranteed accurate. Listing data is the property of the MLS and its participating brokers.

We may update this Privacy Policy from time to time. We will post the updated version on this page with a new "Last Updated" date. Continued use of the Site after changes take effect constitutes acceptance of the updated policy.
