Santa Rita Ranch sits on the Hill Country edge of Liberty Hill, along the Ronald Reagan Boulevard corridor that has become one of the fastest-growing stretches of the Austin metro. What makes it stand out isn't a single feature — it's the completeness of the place. This is a community built to be lived in day-to-day, not just a subdivision with a pool and a sign out front, and that shows up in three things buyers notice immediately: the amenities, the schools, and the sheer range of homes.
Start with the amenities, because they're genuinely a differentiator rather than marketing language. Santa Rita Ranch has three major amenity centers, not one. The Ranch House anchors the community with a resort-style pool and dual waterslides. The Paddock adds another resort-style pool with lap lanes, indoor and outdoor pickleball courts, and a playscape. And Ranch Camp, the largest of the three, brings two more resort-style pools, a kiddie pool, and Happy's Splash Park, plus cornhole and shaded arbors for the Texas summers. On top of the pools there's the Wellness Barn fitness facility, The Hub gathering space, The Green Play Park, miles of trails threading past lakes and parks, and Memorial Plaza, which honors veterans and first responders. The community even organizes itself around a "Ranch Code" — a set of six community values (things like "live active and healthy" and "have fun along the way") that sounds like a slogan until you see how much of the programming and event calendar actually leans into it. For an active-adult buyer, there's a separate Regency Clubhouse serving the Toll Brothers Regency 55+ section, so that lifestyle has its own dedicated amenity rather than sharing the family pools.
The schools are where Santa Rita Ranch does something most communities can't. There are schools built inside the community — a rare thing in a new master-planned development — so for a lot of families here, elementary and middle school is a short walk or bike ride, not a drive. On the Liberty Hill ISD side, Santa Rita Elementary (Pre-K–5) sits in the South village near The Green, Santa Rita Middle School (grades 6–8) is up front by Homestead, and Tierra Rosa Elementary has recently opened, with a Saddleback Elementary planned in the Saddleback village. Because the community is large enough to straddle two districts, the Tierra Rosa area is zoned to Georgetown ISD instead, served by the on-site San Gabriel Elementary (opened 2024). High-schoolers on the Liberty Hill side attend Liberty Hill High School about ten minutes out. There are also private and early-childhood options on site — Divine Savior Academy (early childhood through 9th grade) and a Kids 'R' Kids learning academy. The practical upshot: which schools a given home is zoned to depends on which village it's in, so that's always worth confirming address-by-address before you buy — but very few communities in the metro can say the school is inside the neighborhood at all.
Then there's the housing, and this is where having a real buyer's agent matters. Santa Rita Ranch is built by more than a dozen builders — Toll Brothers, Perry Homes, Pulte, Highland Homes, Chesmar, Coventry, CastleRock, Scott Felder, Sitterle, Taylor Morrison, GFO, Westin, and others, plus the Regency active-adult product and even a CASO build-to-rent section. That breadth is a real advantage for a buyer: it means genuine variety in floor plans, price points, and move-in timelines, and it means builders are competing with each other inside the same community — which is exactly the environment where builder incentives (rate buydowns, closing-cost help, design-center credits) show up and change week to week. Homes currently run from roughly the low $300s for smaller or attached product up past $1.29M for larger estate homes, with the middle of the market sitting near the $600s and pricing around $211 a square foot. Like essentially every new master-planned community in this part of Williamson County, Santa Rita Ranch is served by a Municipal Utility District (MUD), and HOA dues vary by village and sub-association — anywhere from a few hundred dollars a year up toward the higher end in certain sections and the active-adult neighborhood. Both of those affect your true monthly carrying cost in ways a builder's base-price flyer won't spell out, so it's worth getting the specific MUD rate and HOA figure for the exact home before you fall in love with it. On location: you're about 40 minutes from downtown Austin and close to Liberty Hill's own growing downtown, with Georgetown and its shopping, dining, and medical just to the east — close-in enough to be practical, far enough out to still feel like the Hill Country.
